Harli officially launched in the fourth quarter of 2022.
With Harli now 70% sold, the estate is expected to be completed in 2026 and is the last available land in Cranbourne West.
Harli can be easily accessed from Wester Port Highway via Hall & Cranbourne-Frankston Roads.
There are two major roads into Harli Estate via Bacchus Road and Lindwall Drive.
Hall Road via:
- Atlas Drive and then Bacchus Road, which leads to the Harli Discovery Centre.
- Bradman Drive, then turn onto Everlasting Boulevard, down to Bacchus Road.
Cranbourne–Frankston Rd:
- At the intersection, turn onto Everlasting Boulevard past Clarinda Village Shopping.
Golf Course lots will have excellent views across the Ranfurlie Golf Course, but no direct access.
Stage 3 & 4 will be completed Q1, 2026.
Stage 1 was titled in March 2024, with Stage 2 following in August of the same year.
Stage 4 marks the final release at Harli. It is the last opportunity to secure a place within the community.
Harli was designed with sustainability at its core.
Since launching in 2022, all homes in the community have been powered by electricity only, contributing to lower energy bills, improved comfort across seasons, and a reduced environmental footprint.

Yes. Buyers may choose to purchase land independently or as part of a package with a builder.
Some lots are designated as builder-exclusive and must be purchased through a partnered builder.

A $1,000 holding deposit allows you to reserve a lot for a period of seven (7) days.
If contracts are not signed within that timeframe, the hold is released, and the deposit is refunded in full.
House and land packages offer cost transparency, which helps reduce unexpected expenses.
Additionally, there may be potential stamp duty savings compared to the purchase of an established property.
Once the holding deposit is paid, the lot is removed from the market for seven (7) days.
During this period, you and your legal representative may review the contract.
Upon signing, the balance of the 5% deposit is due, with the remaining amount payable at settlement.
Stamp duty is a government-imposed tax on the transfer of property.

Settlement takes place following the registration of land titles.
At this stage, legal ownership of the property is transferred to the purchaser and the remaining balance of the purchase price is paid.
Title registration timelines vary between stages and are influenced by a range of external and internal factors.

The Victorian Government is currently offering a $10,000 First Home Owner Grant for eligible buyers purchasing new or off-the-plan properties.
