When did Harli launch?

Harli officially launched in the fourth quarter of 2022.
With Harli now 70% sold, the estate is expected to be completed in 2026 and is the last available land in Cranbourne West.

What is road access like at Harli?

Harli can be easily accessed from Wester Port Highway via Hall & Cranbourne-Frankston Roads.
There are two major roads into Harli Estate via Bacchus Road and Lindwall Drive.
Hall Road via:
- Atlas Drive and then Bacchus Road, which leads to the Harli Discovery Centre.
- Bradman Drive, then turn onto Everlasting Boulevard, down to Bacchus Road.

Cranbourne–Frankston Rd:
- At the intersection, turn onto Everlasting Boulevard past Clarinda Village Shopping.

Golf Course Lots

Golf Course lots will have excellent views across the Ranfurlie Golf Course, but no direct access.

When will Stage 3 & 4 be completed?

Stage 3 & 4 will be completed Q1, 2026.

When were Stages 1 and 2 completed?

Stage 1 was titled in March 2024, with Stage 2 following in August of the same year.

Will there be additional lots available after Stage 4?

Stage 4 marks the final release at Harli. It is the last opportunity to secure a place within the community.

Why is Harli an all-electric, zero-carbon community?

Harli was designed with sustainability at its core.
Since launching in 2022, all homes in the community have been powered by electricity only, contributing to lower energy bills, improved comfort across seasons, and a reduced environmental footprint.

Can I purchase land without a house and land package?

Yes. Buyers may choose to purchase land independently or as part of a package with a builder.
Some lots are designated as builder-exclusive and must be purchased through a partnered builder.

Can I place a lot on hold while securing finance?

A $1,000 holding deposit allows you to reserve a lot for a period of seven (7) days.
If contracts are not signed within that timeframe, the hold is released, and the deposit is refunded in full.

What are the advantages of purchasing a house and land package?

House and land packages offer cost transparency, which helps reduce unexpected expenses.
Additionally, there may be potential stamp duty savings compared to the purchase of an established property.

What happens after I pay a holding deposit?

Once the holding deposit is paid, the lot is removed from the market for seven (7) days.
During this period, you and your legal representative may review the contract.
Upon signing, the balance of the 5% deposit is due, with the remaining amount payable at settlement.

What is stamp duty?

Stamp duty is a government-imposed tax on the transfer of property.

What is the settlement process?

Settlement takes place following the registration of land titles.
At this stage, legal ownership of the property is transferred to the purchaser and the remaining balance of the purchase price is paid.

How long does it take for land to title?

Title registration timelines vary between stages and are influenced by a range of external and internal factors.

Is the First Home Owner Grant still available?

The Victorian Government is currently offering a $10,000 First Home Owner Grant for eligible buyers purchasing new or off-the-plan properties.
This incentive remains available through the end of the 2024/25 financial year.

Is the First Home Owner Grant still available?

No, Harli does not offer any townhouse options.

Are there display homes located at Harli?

While Harli does not have a display village on site, a range of display homes and builder representatives are located nearby in Clyde.

What is an easement?

An easement is a legal right that allows the use of a portion of land for specific purposes, such as utilities or drainage.
At Harli, easements are typically located at the rear of the property.

Are there any design requirements for double-storey homes?

Yes. In accordance with the Harli Design Book, double-storey homes must incorporate varied materials or design articulation between the ground and upper floors to enhance visual appeal.
